hello everyone I'm going to go ahead and get started I think it's 7:05 we were just waiting on our cameraman to get set up so I'm going to forego the formalities if everyone is okay given the more intimate size of our crowd tonight I think everybody knows my name is Annie Golf and have a good fortune of privilege of serving all of you as superintendent believe it or not I've completed 5 years scared goes fast as all of you know forever thanks again tonight we are going to be recording tonight session which will be posted on our facilities webpage additionally this PowerPoint that you'll see tonight will also be posted tomorrow morning for your review and more detail you also have an exit ticket to Garner feedback at the end of this again it's a smaller group so we can keep it pretty informal tonight's meeting represents the culmination of 8 months of work as I know we have Architects and Engineers who have forgotten more about this that I know but for the edification of others we've completed programming schematic design we've just completed design development and it had one construction document meeting and so this is really in excitement what time and what we're going to share with you tonight is the culmination of that eight months of work they what you're going to see and pretty much I think all of you have attended our previous meetings and offend from a perspective staying involved is it going to be dramatically different than what you've already seen full disclosure I attribute that to the thoroughness of our planning and the back that we have for the most part stayed on budget in correspondingly while we did have to Value engineer after schematic design and then again after design development the great news is we were able to maintain the Integrity of R programming and outcomes and design for kids in terms of learning space so for example what we value engineered were items like noise baffling in the gym. That's one example doesn't Sara Lee impact the programming will still be some baffling but that's an example of maintaining some of the Integrity of what we desire at least from our perspective again some of you may agree or disagree I do want to just take a moment before I turn it over to introduce some people first I would introduce Melissa parmigiana and Jesse Truitt both as probably all of you in this room know already serve on our board and on behalf of myself and the rest of the team thank you for being here and thank you for all that you do and demonstrating service above self not only for the school district what the community it means a lot so thank you I want to introduce we have a full team here Bradley start director of operations facilities Beth Collier is our Treasurer I'll probably already know that Chris dice is our CTO Doug Addison is our owner's rep has been with us for the past many years she's a ranas with Moody Nolan the lead architect and will be taking over for Steve Turks who's with Perkins will through the construction document phase and Mike Kray is a vice president with elford construction I mistakenly refer to have mistakenly referred to him as a president and one of the last Community meetings and he was glad to know that I have promoted him what are the things that one if you would forward Steve so I mention this in previous means I can spend a lot of time on it but this is our decision-making framework again in put Loops in feedback loops that this being one of them that go to the core team the core team is comprised of myself Jesse Truitt Eric Bode Steve Steve Doug and Bellfort and all that communication at the shops at the start at 7:30 did she should we wait see this I mean if you wanted to go to this relatively quickly okay okay okay thank you I was not aware of that so I can and I apologize for that are with that I'm going to turn it over to Steve who's going to walk us through the combination of that eight months of planning crep with the preference would be to hold till we get through and then certainly will take any and all questions am I going to do it before 7:30 okay so this is where we are with the this is just wrapped up the design development phase we are really moody Nolan is in fact in launching headlong into the construction documents phase I like any mention at the end of schematic design phase there was a an estimate that was done there was not been alignment that needed to happen between the scope and and the numbers that we got back we got through that I think really successfully with really no impact of the program we did the exact same process at the end of design development and estimate was performed by Concord Addis as well as Mike's firm Alfred and those were reconciled against one another the design team had a conversation with the construction team about that and I'm happy to report a couple of value engineering items that really add a floor to the top and we're taking I'll talk about 1 and he's already mentioned one of those I'll I'll talk about it when we get to the appropriate slide that really none of those had impacted the program don't I see if you are familiar with design and you look at it tonight you won't see a difference because we really didn't change anything with the building as a result of that so the site design I make your own familiar with the current site I'll just take you to the to the site plan as it sets today this is the site plans were called sort of the base plan that is in the project today it's been others think I'm going conversations with the sea about Fairview Avenue or or not but those conversations are ongoing understand that the city's taking a little bit of time to have some conversations with the community about about that is that fair any so we've got a parking at Happening Here on the on the east side of Fairview a lot of Turn Around Here play filled out front The Greene space and then playground kind of replacing what's currently sitting kind of in the Fairview Fairview right away today in this location alongside the current Middle School retaining the current lot on 1st Oakland and then the two lots on Oakland and Fairview in the base plan now where that goes with any contribution from the city is you know it to be determined at this point planning if you seen the didn't want to the pause here for just a moment and those of you that might not know and just to share with you that had a lot of intense of conversations with any number of groups within both the Middle School in the high school about their unique or particular space is so conversations with science about how the lab layout for utilities happen and that really carry through to all of the content areas in the building so that number is tapping with each each each of those that really that type of took place in design development that really informed a lot of the detailed planning that doesn't actually show up on an overall floor plan but it's you know it's in the documents like where's the gas valve in the are gas valves I should say you're a plan if you're familiar with the planning from previous conversations honestly is Andy mentioned is not going to look different to you the the current High School to kind of follow the red line here that's all existing high school it's being reorganized to a certain extent that the theater will still be the theater others there are funds heading that way to improve the theater it will it will be in the same location admin is being organized at either in high school on the North Middle School on the south we are straightening out this Corridor on the Oakland side of the building that is sort of the major connector now between the the high school and the new Middle School space is at set that's what is straddle the boundary between the two or generally speaking shared and nature so athletic spaces all that space here and yellow is the kitchen and then High School serving to one side middle school serving to the other side so we're not mixing the two plus two populations at lunch High School eating area being here we anticipate High School eating a number locations in the building as well including this collaboration Ariat and then also the Middle School cafeteria here Hill school learning is an organized around and and a bob admin but around the other Middle School library which screw sits in the center high school and middle school music is taking place here kind of Consolidated on that side of the building and high school academics wraps itself around the high school theater and then on the floor above again Middle School to the South or to the left in this image a three grade levels wrapping itself around open up a lot of space with open to below space which is the the media center the library district-wide admin is located in that area that straddles middle school and high school just have a nice transition lots of adult adult eyes and ears not location and then the high school again academics science on the Oakland side of the building academic areas with assorted a dinner jacket into these small collaboration spaces wrapping around the theater and then the middle score of the high school library is in the same general location to reoriented towards that that sort of major pedestrian running north-south that's really the planning I'm going to run these through the images again it might feel a little bit like a broken record have you seen these before because fundamentally they were really no changes to the exterior design of the building as as a result of just a couple of value engineering items that were taken so this is the view from the Fairview side of the building South looking at the middle school the design of witches what's the original High School in fact that's the building that we can get it on original High School of course sitting up on the on the 3rd Avenue side so academics wrapping around the the library in the center pedestrian eye level view of the same portion of the building so you're seeing that little bit closer up the through the articulation of the South and South the side of the building on the middle school and the entry to that stream orchestrate on elevation on the south end of the building and then now I'm back up in the air on the Oakland side looking down Oakland Avenue the gym for the Middle School in Antioch Carrie is wrapping around the library which against it's in the center street-level more pedestrian I love all of you that same portion of the building so again picking up on the pitched roof white Cornus Lane are articulated Windows of the original high school that's for that same scale the same kind of texture of the existing High School the original high school I should say and then I'll more tight and you have the same the main entry to the Middle School gear pennies are just straight on flat elevations just so you can come see the top elevation again but this is the Oakland Street side elevation Oakland Avenue with the middle to high school here on the left middle school on the right Middle School gym and win one of those in that area that's travels between the two the two no thanks I'm from Interiors perspective the entry to the we do have some Terrazzo in both entries in the in the high school and in the in the Middle School entry will see both of those looking at applying for the School logo into that Terrazzo looking straight through then into the middle school library and then threw that into the middle school cafeteria now within the middle school media center I think we put some some counters and storage in there so there's little sort of pockets of makerspaces that are infused into the library circulation desk and then the view straight throughout into the the cafeteria comments for the Middle School puts a double volume space Miss Marple series up above that look down into it as well I eat to the beat to the grade level clusters in the middle will have a an open Sonic vibrations on right out front so that's that's this view with garage doors that go up that allow classrooms to sort of spilled right out into that collaboration space districts and learning straight out into it Terry Middle School gym again pitched roof as you saw on the exterior of the building this is one area we saw a little bit of value engineering we did have some somewhat fabric panels on the underside of the of the Abba deck that was removed and instead we put back in a nose a couple of Architects in the room acoustical deck so it still has some acoustical acoustical properties but it did save some mind that's just one example of one of the value engineering items that we took the fundamentally the gym is that as the gym has always been in the design this is the Middle School cafeteria Commons at looking back towards the music looking for is the Oakland Avenue side of the wall on the right is still we're still kind of working through move engage the community a couple of times I'm what that graphic might look like we're still not quite settled on that so consider this a draft the wall that run the one on the right is the occurrence very Southside of the high school gym I said gets tickets reface with a new wall that's it happens to be a boundary between the two buildings so there's a firewall that runs through there still working on what that might want to be in terms of its imagery so treat that as a draft for you yet for this evening power on the other side of the building the new are they the renovated high school invention to load that would have. is it on both ends trying to do something similar here that got whole Corridor that runs in front of the the existing High School theater is scheduled to have Terrazzo Terrazzo finish there's any number of existing one of the questions we got in the past and what happens with the existing murals that are in high school those are being digitally captured with high-resolution imagery and one of the ideas we might have that you know rolling on a monitor and it just started harking back to those to those murals this happens to be in the an image in the renovated High School for the engineering Tech area where which is currently have the wood shop and art that location we're bringing in several Flex Labs here that will handle programs like robotics or first Lego League Super kind of mirroring them up with the the Woodshop to Salado kind of synergies that could that could and should naturally occur between us programs to happen renovated high school media center again I remember from the plans that gets real hornet reoriented in terms of its entry to that major north-south a circulation Spa putting in some small group collaboration spaces will be happy to see a few Windows have popped into the design here to bring some natural light in the sky lights that are in the library will still stay there bringing in some asphalt from about as well just another view Ava Library and yet another one taken next you know a view of the windows that are are being added banana says back on the first floor that that multi-purpose area that will I serve any number of functions one of which during the day will be a place for students to eat lunch but when it's not lunchtime you can double up as many other types of functions for a large group activities to happen study hall I even up my place for students to sit down and get some work done during the day but that I'm going to turn it over to my Craig is going to talk a little bit about cycle of Justice I'm going out the slide anyway all right just talkin site Logistics real quick there's a three major phases to the project the first one on the left is the new Middle School portion of the building the one in the center than with when you bring in the red score of the high school renovation in the last piece they're on the right hand side is for the demolition of the project so the big picture is that we don't want to impact the site until the beginning of next year so we don't want to take over any the space at the other parking lot spaces until we're ready to start the the new middle school project so you see where the turn circle is on the right when the circle is currently for the turnaround the idea is that we will be taking our construction traffic in through that section both from the the parking lot from 1st and from that Fairview Iowa the mix-up Fairview on 3rd Avenue so that traffic circle will be moved because the new portion of the middle school is going to actually cover over part of that too so we're working with the city right now to have discussions with them to allow emergency to go through that passageway if they need to get into that area not much will change the annex will still be here and we'll still have access around the area to get to it will maintain the sidewalk we're here so that there is access to walk the main area here which is Green Space currently will be the area in which will have a lay down there's really no area in which to lay down materials for the project for job trailers so that area will be taking over for the portion in the very end that portion become the future parking lot as well so it will serve that function in the in the third phase this parking lot here at first we maintained so will the parking lots on the east or west side of the high school during that first phase once we start the renovation of the high school not much will change we will still maintain this is a laydown area for materials will still maintain access through the site this way but we will need we won't need this parking lot as much in this parking lot as much during that time. So we will likely utilize those as well and then the third face there's not much to it this is the demolition of the existing what were standing in right now and then the demolition of the Annex Building to bring it back to the site features that you saw in one of the earlier slides after that we leave sight and you guys are happy to have us be gone after about two-and-a-half 3 year. Of time so so set the kind of have a mixed up on time for any how do you want to handle this right now you want to take some questions from the folks best schedule for 7 like 8 months ago and we did change it to 7:30 and so if I put a bunch of people showed up and said I'm so out of respect for their time we started but we're going to redo it at 7:37 5 pictures of Max your house to have hands. So I apologize for that make up I guess for the group that's was here at 7 please feel free to ask questions of myself up Steve Cruise Line ratings yeah from the what like you want me to just put a a little time everybody wants to know yeah we get our user smart diffuser sheet set to Andy the questions from the group that was here at 7 now is the nearest 711 quick question of the day to have a hard time reading it from here what to do if you find a meeting on zoom in for you show me General I'm having second meeting here so I'm sorry so construction will likely begin in February to we're actually going to break the bottom apart into I'm sorry we're going to break the project apart into a Paisley two big packages to very early you're late this year be ordering seal be preparing concrete to be ready to go come February which is a very questionable month / construction based on the weather but the earlier we start the better so the construction of the middle school goes from basic February March of next year and then you're opening that school the following summer at that point in time moving into phase 2 and the overlap a little bit because we'll be finishing touches on the Middle School while the high school starts renovation in as soon as the students are out and the teachers are able to move out of the high school building in June of 21 and then that's basically a probably a 12 to 14 month project and that would finish then somewhere in the time frame of November of 22 so it's basically just more than a year before we do that and then third phase is that demolition phase which would start immediately after then we're building right up to the school you know in the existing school so it'll be a vet can Vines original until we start that Demolition and will finish that out finish all the site work in the springtime so that everything else you see will be that spring now I see remember was headed out of these states compared to what we had you must have changed things a bit actually busier than the way they've been since the proposals went out for the architect of the construction manager Bailey Pickett I also now I'm going to look at these days basically are these are these hard things and then I assume that's tighten my question is like contract structures such that you're pretty sure nobody's going to yeah yes yeah they are firm yeah I'm also being told that there is some I'm from a construction standpoint cushion time for lack of a better word built in had like two thousand years to Cuba jock and all these buildings going to demo it when they demo. yeah so simple our detail plan in terms of specifically what stays and what goes we haven't drilled down to that level of detail yet suffice it to say though just to affirm what you what you're asking I don't know if anyone in this room has been down in either this basement or the high school basement but it would be a great place to do like a haunted house and be a good fundraiser for some actually anyway we have been purging and cleaning and organizing both respective basements and we've also I've asked each principle to work with their teachers to begin to purge their rooms because not only are the basements but they're especially if you've taught here for a long time there's a lot of old stuff that they no longer use so we've been trying to really push that and we will continue I do think that a garage sale for lack of a better word would likely be part of that planning what can you do at the same time that Granby don't you want to have to get a perm schematics of like looking at the building without getting the room Monday start populating equipment it's going to sit on that roof just look like there was a lot of rooftop equipment and that rookie year yeah I don't have a roof plan in the abyss slide deck but I'd be happy to show it to you that 3D models going to look a little more realistic in the in the I try to get back to it yeah there are are a couple of air handler sitting up not you're not sure on this running but they're sitting here like here and here I don't think getting the pitch of the roof I think that's going to hide him yeah there's some equipment sitting up there share a little how your day is going great in that so steep so Desu yesterday and I think sing me a chair with our environmental committee Marissa you as well about some sustainable features that we are incorporating into the project and there was much discussion of why do we document that how do we for lack of a better word prove that so there was a conversation of about potentially obtaining lead certification at whatever level so what we did is that we sent our deleted version 4 checklist to all of the appropriate parties which includes architecture civil engineering landscape architecture HVAC Electrical Plumbing design as well as our construction Partners to determine will where do we think we were land as our building is designed today so we just got back got back yesterday and so now we're performing an exercise to determine if there is a gap between where we need to be versus where we are what is the cost of that so that's that's where we are and we're going to pretend that to Andy is why I have no idea where that number is I'm not even going to speculate but that's okay I'm sorry from Justin Bieber comment about the construction being so Titanic music are there any specific measures noise hazardous materials of the tearing down the old buildings out there today the first part of that was about noise and just Jen construction noise in the second part was about abatement is that what you said unfortunately we do this all the time so we are we work on occupied campuses all the I were currently over at your at your neighbor here Upper Arlington working on to the elementary schools they are that are occupied so we've we go to Great Lengths to make sure that the student learning environment is not impacted safety-wise I don't there's no concern would getting through that area for where the two buildings are being erected or when the buildings being built and then when this comes down so we're very used to that abatement will happen separate from our demolition that will be completed in advance that obviously in an in an enclosed space so that there is no concern about contaminants at all you knew that when it was showing the aerial view messing with the outside of Oakland to the drive from outside or they'll even the sidewalks all the way up just as is and then they're going to build from there or no grass in the opposite side like Warehouse do you have any disturbance outside of the property line will be on the other side if yes can you go back to the Fairview it would be east facing view of the entire yeah rendering out exterior rendering keep going keep going keep going keep going so what is with that no no the turnaround this right here is this image kept going in the parking lot that's right out here okay so it's no dumps Out Auto Clinic yes I'm sorry I didn't realize there was a time to do their best boy girl bathrooms in the middle school at the high school stupid they're so that it is or let's are in separate compartments like it might be a kin 2 if you go and a restroom in the airport and where there is extra floor-to-ceiling laws of normal door with hinges that side of town so those are in separate compartments I can so that there's it's not like a typical bathroom where they ain't got a metal stall walls and then this time, it's cool design regardless they had six in a few areas yes change over her back flyfrontier we have in your house or doing spend $59 here is this just for the financial people do you have never been told are you going to come to say and then won't go go by the way we screwed up with a 3.2 million to take care of the following would be and then if you want to or Mike or your plan is to be on time and on budget and we have exhaustively reviewed at each iteration schematic design design development what our budget is tedious meticulously reviewed that valued engineered so that we are on budget we do have a contingency as an owner to address the unforeseen issues that arise that hasn't been touched we actually haven't designed intensely contractor change or something that you would want to add down the road is it really three levels of contingency yes play commercial kitchen yes yes and it's a fully functional commercial kitchen that will be that will service both the new middle school and high school with independent serving lines
